Builder Cost Sheet — Checklist

The short version: A one-page, itemised cost sheet is your best defence against surprise charges. Insist on one before you book — and check it has every line below.

Your cost sheet should list

Agreement value

On carpet area — the base price the taxes are calculated on.

Stamp duty & registration

The statutory charges, shown separately.

At the correct rate for the project's stage.

Floor-rise / PLC

Any premium for your floor or flat's location.

Parking

Priced explicitly, not “included” vaguely.

Club, amenities & infrastructure

Each one-time charge, itemised.

Legal & documentation

The builder's fees passed on.

Society & move-in

Corpus, advance maintenance, society formation and meter deposits.

Construction-linked milestones, with the amount due at each.

What to watch for

  • A single round number instead of an itemised sheet.
  • “We'll tell you the extras later” — later means after you're committed.
  • Charges that appear only after booking.
