What is the Safety Score, and how do you work it out?

The Safety Score is a 0–100 rating where higher means safer (like a credit score), built only from public MahaRERA data — how far possession has already slipped, whether the registration is active, extended, lapsed or revoked, how many complaints and orders exist, and the promoter's record on their other projects. Each of those adds risk and pulls the score down, so we also show a Low / High risk band alongside it. Every input is something you can verify yourself on the MahaRERA portal; we just translate it into plain English so you can compare projects at a glance.

Can you check my Agreement for Sale before I sign?

Yes. How is the delay compensation calculated?

Under RERA Section 18, if the promoter fails to hand over possession by the agreed date, you can continue and claim interest on the amount you have paid for every month of delay. We apply simple interest at SBI's highest MCLR + 2% (the rate commonly used in MahaRERA orders), and also show conservative 8%, 9% and 10% scenarios so you understand the range.

Should I ask for possession with interest, or a refund?

Both are valid choices under Section 18. If you still want the home and the project is genuinely progressing, possession with delay interest is common. If the project is stalled, the registration has lapsed, or you have lost trust, withdrawal with a full refund plus interest may be stronger.
