The short version: Snagging is your one chance to make the builder fix defects on their cost. Go room by room, photograph everything, and get a signed snag list before possession.
Walls & ceilings
Cracks, damp patches, uneven plaster, paint finish.
Floors
Tiles level and firmly set — no hollow, chipped or cracked tiles.
Doors & windows
Alignment, smooth operation, locks, and weather seals.
Electrical
Every switch and socket, the distribution board, and proper earthing.
Plumbing
Taps, drainage, water pressure, and no leaks under sinks.
Bathrooms
Waterproofing, floor slope to the drain, and all fittings.
Kitchen
Platform, sink, and electrical/plumbing points as planned.
Balcony & railings
Railing height and safety, and balcony drainage.
Overall
Dimensions against the plan, and every agreed fitting present.
