No-Dues & Final Dues at Handover

The short version: Builders often raise a final demand at possession — sometimes for charges that aren't actually due. Reconcile the account and get a no-dues certificate before you sign.

Before you settle

Match the final demand to your agreement

Check every line against the registered agreement and the original cost sheet.

Question new or inflated charges

Anything that wasn't in the agreement needs a clear, justified basis.

Don't pay taxes twice

Ensure GST, stamp duty or registration you've already paid isn't charged again.

Pay only what's due, traceably

By bank transfer, with a receipt — never the disputed extras just to get the keys.

Get a no-dues certificate

A written final-settlement / no-dues note protects you later.

  • “Future maintenance” lumped into your final dues.
  • Charges appearing for the first time at handover.
